What is an ‘exception’ and where can I find them listed?

An exception is a specific item that is not covered by the policy. For example; rights of parties in possession, encroachments, or easements not shown in public records. Any exception listed on the title commitment (Schedule B2) carries over to the title insurance policy and limits coverage provided under the policy.
